• A Maldonado: approximately 10 minutes by car (about 6 km south).
• A Punta del Este: approximately 20-25 minutes by car (about 20 km along Route 39 and then connecting with Route 10 or the Interbalnearia).
• A la Ruta 39: Access is immediate, as the property is located directly on this route.

Yes. The Camino de los Ceibos Logistics Center has spaces specifically designed to operate under the standards required by the Department of Food Safety and the Ministerio de Salud Pública (MSP) .

• Para alimentos y bebidas: Food safety controlled storage facilities, suitable for storing supplies, finished products, and raw materials. They comply with hygiene requirements, separation by product type, and controlled environmental conditions.*
• For pharmaceutical and healthcare products: Spaces authorized by the Ministry of Public Health, designed to operate under GMP/BPM (Good Manufacturing and Storage Practices) regulations, with records of temperature, humidity and cleanliness.*
• For imports: Possibility of managing temporary or permanent storage facilities with customs and phytosanitary control.*

Yes. The Logistics Center is prepared to accommodate operations that require a cold chain:

• Electrical support: The electrical connection can be sized to support industrial refrigeration equipment (negative, positive, and quick freezing chambers).*

As a guideline, the values ​​start from $8 USD per square meter per month for standard large warehouses, prices may vary depending on the rental period and necessary adaptations.

The cost structure is clear and transparent. Here's what the base rent includes and what may be extra:

Not included in the base rental (these are the responsibility of the customer):

• Electrical energy: Internal consumption of the shed or premises (individual meter per unit).*
• Drinking water: consumption according to the meter.*
• Internet and telephone: Direct contracting by the client.*
• Internal private security (if dedicated personnel are required within the unit).
• Specific insurance for the merchandise or the premises (we recommend that each client take out their own insurance).

Yes. We understand that not all businesses operate at the same pace throughout the year. We offer flexible options:

• Seasonal rental: Ideal for sectors with seasonal peaks (fruit logistics, agricultural exports, cold storage campaigns, tourism, events, etc.). Terms from 3 months.*
• Fixed-term rental: You can rent the space for as long as you need (6 months, 9 months, 1 year), without being tied to longer fixed terms.*
• Monthly or weekly rental: For equipped containers or small spaces, subject to availability.*

Short-term rentals can have different prices than long-term rentals. Tell us about your specific needs and we'll put together a customized proposal for you.

The requirements are simple and designed to streamline the process:

• For individuals (entrepreneurs, small businesses, independent carriers):
  • Identity card (both sides).*
  • Proof of address (UTE, OSE, telephone bill or tax bill).*
  • Proof of income or business reference (optional depending on space and timeframe).*
• For companies (sole proprietorships, SAS, SRL, SA, etc.):
  • Valid RUT (Taxpayer Identification Number).*
  • Proof of tax domicile.*
  • Legal representative details (valid ID).*

• For use with special permits (food safety, MSP, imports):

No guarantee is required if one month's rent is paid in advance plus a security deposit (refundable at the end of the contract, after inspection).

Yes. We have spaces designed and planned to meet the requirements of the Department of Food Safety of the Maldonado Municipality.

• Storage facilities with food safety controls: Suitable for storing food, beverages, agricultural inputs and perishable products.*
• Requirements included in the design: Separation by category, washable floors, adequate ventilation, drainage, pest control (planned), and hygiene conditions required by regulations.*
• Enablement Management: The client is responsible for obtaining the food safety permit from the local government, but the space is physically prepared to meet the standards. We can advise you on the process.*
• Enabled products: Dry goods, packaged beverages, raw materials, food service supplies, among others.*

Yes. The Logistics Center is prepared to accommodate spaces that require adaptation of the Ministerio de Salud Pública (MSP) especially for:

• Cosmetics and personal hygiene products: with MSP registration.*
• Dietary supplements and foods with special labeling.

What do we offer to facilitate the licensing process?

• Spaces designed under GMP/BPM regulations: structural conditions that facilitate compliance with Good Storage Practices.*

Yes. All spaces in the Logistics Center have connections to essential services:

• Electric light: UTE supply. Each unit has an individual meter, so consumption is the responsibility of the customer (not included in the base rent).*
• Drinking water: OSE water supply. Also available with individual meter per unit.*
• Internet: High-speed internet access is available via fiber optic cable (providers such as Antel, Claro, or private providers depending on the area). The customer contracts the service directly.*
• Preparation for special loads: For customers requiring higher electrical power (cold storage, industrial machinery, etc.), we can manage the increase in supply after a feasibility study.*

Electricity and water meters are installed in the customer's name, or failing that, a billing system based on consumption is agreed upon according to a contractual agreement.

Yes. The Logistics Center has been designed with the operation of large vehicles in mind.

• Location on Route 39: Direct access from the highway, without needing to go through urban or narrow areas.*
• Specially sized main entrance: Wide gates (minimum 8 meters) for the smooth entry and exit of trucks up to 12 meters long (and larger configurations upon prior arrangement).*
• Wide internal streets: Designed for trucks to cross and turn without complicated maneuvers.*
• Specific maneuvering areas: spaces designated for turns, temporary parking and waiting.*

There are no access restrictions for large trucks within the premises, except for the internal safety and traffic regulations that will be indicated at the time of the operation.
